Hinsdale Central High School is the school that shapes a real estate market. Ranked #9 in Illinois by U.S. News & World Report, designated a National Blue Ribbon School by the U.S. Department of Education, and serving more than 2,500 students from seven DuPage County communities, Hinsdale Central is the single most powerful driver of premium real estate pricing in the Chicago western suburbs. The average single-family home listed within the attendance zone carries a price of $1,940,705 — and property taxes averaging $14,945 annually reflect both the school's funding model and the premium buyers pay to access it.
But Hinsdale Central is not only a Hinsdale school. Seven distinct communities feed into it — and five of those communities offer access to this top-ranked school at prices well below Hinsdale's $949,000 to $1.5M median. For buyers who understand the zone boundaries, Hinsdale Central access is available from $550,000 in Clarendon Hills, from $440,000 in Westmont, and in select portions of Darien, Willowbrook, and Burr Ridge. This page maps every community in the zone and explains the pricing trade-offs for each.
The Seven Communities of the Hinsdale Central Zone
Hinsdale Central High School District 86 officially serves the following communities:
• Hinsdale — The zone's namesake and its premium anchor. Median sale price approximately $1,251,850 (trailing 12-month Homes.com) trending toward $1.5M in early 2026. All of Hinsdale feeds into Hinsdale Central — there is no Central vs. South split within the village itself. Homes are served by District 181 K-8 (A+ Niche). Strongest: Historic Village Core ($1.2M–$3M+), East Side ($900K–$2.5M+), West Side ($800K–$2M), Fullersburg Woods ($750K–$1.8M).
• Clarendon Hills — The zone's best-kept value secret. The entire village of Clarendon Hills feeds into Hinsdale Central — no boundary ambiguity, no split risk. Median listing approximately $625,000 (Q1 2026 Option Premier), with 2026 appreciation running at approximately 9.6% YoY. BNSF Metra station provides 30-minute express service to Chicago. Niche ranked Clarendon Hills #5 best place to live in the U.S. in 2026. Entry price from roughly $450,000 condos and townhomes.
• Oak Brook — Most of Oak Brook (north of the District 86 boundary) feeds into Hinsdale Central. The village has no property tax, some of the most exclusive estates in DuPage County, and Oakbrook Center adjacent. Median home price approximately $800,000+.
• Burr Ridge — The DuPage County portion of Burr Ridge feeds into Hinsdale Central (the Cook County portion feeds Lyons Township HS). Estate homes primarily, median $920K–$1.25M. Always verify county for any Burr Ridge address.
• Westmont — Select addresses in Westmont — generally those north of 55th Street per expert Mike Berg — feed into Hinsdale Central rather than Hinsdale South. Westmont's median SF price is approximately $460,500 (March 2026, Option Premier, +11% YoY), making it the most affordable community in the Hinsdale Central zone for single-family homes.
• Darien — Small portions of Darien feed into Hinsdale Central. Most of Darien feeds into Hinsdale South. Verify carefully — the boundary runs through the community.
• Willowbrook — Select addresses in Willowbrook qualify for Hinsdale Central. Verify for any specific address.
Among all communities in the Hinsdale Central zone, Clarendon Hills offers the most consistent value proposition: the entire village — every single address — feeds into Hinsdale Central High School, with no boundary ambiguity and no risk of inadvertently purchasing in the Hinsdale South zone. Buyers in Hinsdale, Westmont, Darien, and Willowbrook must verify their specific address; Clarendon Hills buyers do not.
This certainty, combined with Clarendon Hills' own remarkable credentials — a Niche top-5 ranking for best places to live in the U.S. in 2026, a 30-minute BNSF express Metra to Chicago, a walkable downtown with independent restaurants and shops, and District 181 K-8 access — makes Clarendon Hills the most complete community in the zone at the most accessible price. At a $625,000 median versus Hinsdale's $1.25M+ median, buyers are paying approximately half the price for the same high school and the same K-8 district.
Hinsdale and Clarendon Hills students receive their K-8 education through Community Consolidated School District 181, which feeds exclusively into Hinsdale High School District 86. District 181 holds an A+ rating from Niche and is consistently recognized as one of the best elementary school districts in DuPage County and Illinois. The district serves Hinsdale Middle School as its 7-8 campus and a constellation of elementary schools including Elm, Monroe, Oak, Prospect, and Walker elementaries. Other communities in the Hinsdale Central zone (Westmont, Willowbrook, etc.) feed through different K-8 districts before entering District 86.
Hinsdale Central serves seven communities: all of Hinsdale, all of Clarendon Hills, most of Oak Brook, the DuPage portion of Burr Ridge, select addresses in Westmont (north of approximately 55th Street), select addresses in Darien, and select addresses in Willowbrook. For all communities except Hinsdale and Clarendon Hills, the boundary must be verified at the individual address level with Hinsdale Township High School District 86.
Hinsdale Central is ranked #9 in Illinois by U.S. News & World Report for 2025–2026, holds a National Blue Ribbon School designation from the U.S. Department of Education, and earns an A+ from Niche. With more than 99% of students completing high school and 83.4% of seniors pursuing four-year colleges, Hinsdale Central's college placement outcomes are among the strongest of any public high school in Illinois.
For buyers prioritizing school certainty, Clarendon Hills is the strongest value in the zone. The entire village feeds into Hinsdale Central — no boundary verification needed. Clarendon Hills shares the same District 181 K-8 pipeline as Hinsdale at approximately half the median home price. It was also ranked #5 in the U.S. for best places to live by Niche in 2026 and offers BNSF express Metra access to Chicago.
