10 Items To Consider
Before Buying A Home

Buying your first home can and should be a fun, exciting experience. It probably will be the single largest investment you ever make. For this reason, it is important to be involved and informed. Use the series of steps below to make your home buying experience smooth and enjoyable.

Step 1. Get Your Finances in Order
Your credit reports are an ongoing look at how you manage your finances. You must know exactly what your credit reports say about your financial history before you apply for a mortgage, because the reports play an important role in the mortgage approval process and in determining the interest rate and other loan terms that a lender offers you.

Step 2. Get Familiar with the Mortgage Industry
Finding the right loan and lender is crucial to your home buying success. It's up to you to determine which lender is best for your needs, and it's always a good idea to have at least a bit of background about the loan process before you talk to a lender.

Step 3. Get Pre-Approved for a Mortgage

Step 4. Determine Your Wants and Needs
Buying a home isn't as difficult as you might think, even if you're short on funds, but the process will go a lot smoother if you get familiar with your real estate market and narrow down your wants and needs before you start looking at houses.

Step 5. Start Searching for a Home
Our site now provides immediate access to the local MLS. Not only does the site provide quick links but you also have the ability to conduct custom MLS searches.

Step 6. Drive By The Homes
The next step would be to drive by the properties to determine if the potential homes meet your criteria. Keep in mind, if you drive properties which you did not include in your search, you can always log into the site and review the property information from any mobile device.

Step 7. Handle Pre-Offer Tasks
Once you have narrowed down your search the next step is to tour the properties and review / take notes. When your finished, which could take days or weeks, it best to review the properties of interest for their pros & cons and also consider location of furniture within the house.

Step 8. Making an Offer
The process of making an offer and negotiating the terms of the contract can be challenging at times. It's best to work with a seasoned area professional such as Karen to ensure you are properly represented.

Step 9. Home Inspections and Other Tests
Home inspections are essential, but not required, in providing the buyer with an overview of safety issues and/or problems with the house prior to purchase. This is your opportunity to ensure is the house is in sound working condition before moving in. Any safety issues must be resolved before closing. Additional tests such as a Radon test are common with homes with basements.

Step 10. You're on the Way to Closing
Most of your home buying problems are behind you now and you're on your way to closing, the event that transfers ownership of the property to you. Once the the closing is complete, keys are transferred to you and are the new homeowners.
